Cost Plan Stage
The cost plan purpose BOQ forms the foundation of financial planning. At this stage, design development is ongoing, and detailed structural drawings are still being finalised. The client has shared rainwater and landscape design drawings, which form the basis of early measurement and analysis.
Fast Estimator uses this information to produce an initial BOQ, offering a clear picture of expected quantities and material requirements. Once the structural engineer releases the full drawings, a tender-level BOQ will follow — a more detailed and itemized document that reflects the complete project scope.
Construction Method Overview
The proposed construction method includes the following elements:
- Ground Floor: Brickwork on traditional strip foundations
- First Floor: Concrete blockwork with battens and roof tiles
- Roof: Timber-framed structure
- External and Utility Walls: Traditional foundations (final depth pending structural confirmation)
The first-floor layout is currently under revision, with all bedrooms planned to feature en-suite bathrooms. This enhancement will be incorporated into the updated BOQ at the next stage.

- Updated material and labour costs based on current market rates
